MilikiRumah, a social impact-driven PropTech company, has introduced its AI-powered rent-to-own model aimed at improving access to homeownership for underbanked communities, as outlined in leadership insights shared by co-founder and CEO Winston Lee.

The company’s platform leverages data analytics and artificial intelligence to help individuals without formal financial records transition from renters to mortgage-eligible homeowners. The initiative addresses longstanding barriers faced by gig economy workers and other underbanked groups who often struggle to secure traditional bank financing despite having the ability to make regular payments.

“Homeownership remains one of the biggest challenges in Southeast Asia, particularly for underbanked populations,” said Lee. “Our model enables consumers to build a verifiable payment track record, helping them gain access to formal mortgage systems.”

Indonesia alone faces a housing backlog of approximately 9.9 million units, highlighting a significant gap in affordable housing access. At the same time, real estate developers continue to face inefficiencies in converting prospective buyers, many of whom are unable to meet conventional banking requirements.

MilikiRumah’s proprietary software-as-a-service (SaaS) platform evaluates consumer eligibility for its rent-to-own program, allowing users to establish a 12-month payment history. This approach is designed to demonstrate financial reliability and improve their chances of securing mortgage approvals.

The company reports strong growth momentum, with more than 100 developer projects currently using its platform and month-on-month expansion in user adoption. Initial operations are focused on Greater Jakarta, with plans underway to expand into other Southeast Asian markets, including Malaysia, Thailand, and the Philippines.

The model also addresses challenges faced by property developers by improving lead conversion rates and reducing the number of rejected buyers due to insufficient financial documentation.
