SINGAPORE, March 4, 2026 — Singapore-based real estate investment platform RealVantage has outlined key considerations for investors seeking exposure to the Australian property market, citing opportunities for diversification and access to a mature, regulated real estate environment.
In an investment briefing, Keith Ong, Co-Founder and Group Chief Executive Officer of RealVantage, said Australia continues to attract international investors due to its transparent legal framework, institutional oversight and stable economic fundamentals.
“Singapore investors looking to diversify geographically are increasingly exploring Australia for its established property market and steady demand drivers,” Ong said.
Australia’s housing sector continues to be supported by population growth, urbanisation and migration policies that sustain long-term demand. Rental supply has remained tight in several major cities, supporting yields and investor interest. Market activity has also expanded into sectors such as build-to-rent housing, logistics facilities and new residential developments.
Foreign investors must comply with regulations overseen by Australia’s Foreign Investment Review Board (FIRB). Non-residents are typically required to obtain FIRB approval before purchasing residential property. Overseas buyers are generally permitted to acquire new or off-the-plan developments that add to housing supply, while restrictions apply to the purchase of existing residential properties.
State-level taxes also affect investment decisions. Stamp duties, land taxes and foreign buyer surcharges vary across states, influencing the overall cost of property acquisitions.
Financing conditions for non-resident investors are typically stricter than for domestic buyers. Australian lenders often offer loan-to-value ratios between 60 and 70 per cent for overseas borrowers, with higher lending margins. Some Singapore-based banks operating in Australia provide cross-border financing options.
Rental income generated from Australian property is taxable in Australia, and foreign investors may also be subject to capital gains tax when selling property. Singapore and Australia maintain a Double Tax Agreement designed to reduce the risk of double taxation.
According to RealVantage, investors can access the Australian property market through several routes, including direct property ownership, co-investment structures, or fractional investment platforms that allow investors to participate in property deals with lower capital commitments.
RealVantage said its platform offers curated investment opportunities across Australian cities including Sydney, Melbourne and Brisbane. The company manages deal sourcing, due diligence and asset management for investors participating through the platform.
Ong noted that investors should evaluate factors such as currency risk, tax obligations and market cycles before committing capital. “A disciplined investment approach and diversification across locations and asset types can help manage risks associated with property investment,” he said.
